Everything you need to know about buyer’s agents, our process, and how we make property buying simpler and safer.
Who is a buyer's agent?
A buyer’s agent is a licensed real estate professional who exclusively represents property buyers throughout the entire purchasing process. Unlike traditional real estate agents who typically work for sellers, a buyer’s agent’s sole responsibility is to protect your interests and help you secure the best possible property at the best possible price.
How is a buyer's agent different from a regular real estate agent?
The key difference is who we represent. Traditional real estate agents primarily represent sellers and are legally obligated to get the highest possible price for the property. As your buyer’s agent, we work exclusively for you, the buyer. We’re legally bound to represent only your interests, helping you find the right property and negotiate the best possible terms and price.
Why should I use a buyer's agent instead of searching for properties myself?
While anyone can search for properties online, a professional buyer’s agent brings several advantages:
-
Access to off-market properties not publicly listed
-
Expert knowledge of local markets and property values
-
Strong negotiation skills developed through years of experience
-
Time savings by filtering properties to match your specific criteria
-
Objective professional advice without emotional attachment
-
Access to our network of industry professionals (solicitors, building inspectors, etc.)
-
Protection from common pitfalls and costly mistakes
What areas does Qualux Real Estate service?
We provide buyer’s agent services throughout Queensland and New South Wales, with particular expertise in the Brisbane, Gold Coast, Sunshine Coast, and Sydney metropolitan areas.
What types of properties do you help clients purchase?
We specialise in:
-
Owner-occupier homes
-
Investment properties
-
SMSF-compliant properties
How long does the property buying process typically take?
The timeline varies based on your specific requirements and market conditions. Typically, from initial consultation to settlement, the process takes 2–3 months. This can be shorter or longer depending on your readiness and criteria.
How much do your services cost?
Our fee structure is transparent and based on the service package you select:
-
Full-Service Package: A base fee plus a percentage of the purchase price
-
Negotiation-Only Service: A fixed fee for auction bidding or negotiation
-
Property Shortlist Package: A fixed fee for property search and shortlisting
When do I pay your fees?
You’ll pay an initial engagement fee to commence services, and the balance is due upon successful settlement.
Is your fee tax deductible?
For investment properties, our fees may be tax deductible or added to the property’s cost base. For owner-occupied homes, they generally are not. Consult your accountant for advice.
Do I still pay if you don't find me a property?
Our engagement fee covers the initial work. The remainder is only payable upon successful property acquisition. If we don’t find a suitable property, we can extend or conclude services as agreed.

How do you find properties that aren't publicly listed?
We use our extensive network, including real estate agents, developers, property owners, and other professionals, to access off-market and pre-market opportunities.
How many properties will you show me?
We focus on quality over quantity, showing you only properties that closely match your needs, each supported by a detailed analysis.
What if I find a property myself?
If you find a property, we’ll still evaluate it, negotiate on your behalf, and manage the acquisition to ensure you get the best outcome.
How do you help first-time home buyers?
We guide first-time buyers through every step, helping them understand the process, explore suitable suburbs, get pre-approval, and coordinate inspections and legal steps.
